2118 Spruce Street and 2318 Spruce Street

10 units, 9,500+ square feet total, these two historical properties, located in the most highly sought areas of Philadelphia, Rittenhouse Square and Fitler Square, were acquired as a package deal, complete with tenants. However, each property was in dire need of cosmetic upgrades.

GDG was responsible for designing and executing the remodel of both buildings — 9,500+ square feet total— and on a shoe-string budget. The goal for these projects was to raise the rental incomes of the buildings to market standards and then to sell them.

2118 Spruce was sold prior to receiving professional photographs of the project, so please excuse the in-process iPhone photos. The buildings were both delivered vacant and renovated and all projected rents suggested by GDG were obtained immediately and with ease by the new owners.
